Chances are that when shopping around for a property management firm to represent your rental property everyone’s services, prices and fees start to all look the same, and the truth is that’s because they are. What makes American Pride different is our ability to standout from the rest. Yes, we do offer all the property management services the others do and for basically the same price, however we throw in a few convenient services that you will appreciate.

With our RISK FREE Management Contract you can have the piece of mind that, if for whatever reason, we are not meeting your expectations you can cancel your agreement with us at any time, with no penalties, as long as proper written notice is provided.

When you enter into a Leasing and/or Management Agreement with American Pride, we will not charge you any upfront admin fees. Once we are able to rent your home to a qualified tenant is when we get paid. What this means is that we take the majority of the risk, because we only get paid once we have placed a qualified tenant in your home.

Our standard management fee is 10%, however we do offer discounted rates based on your portfolio size:

1-2 Homes   10%

3-5 Homes  8%

6-9 Homes  7%

Once your property is rented, most property management companies will charge you one full months rent as a Leasing Fee,  we, however, only charge half (50%) of one months rent.

Due of our rent payment policy of only accepting credit/debit card payments along with Cashiers Check and Money Orders, we avoid the hassle of having to wait for personal check to clear. because of this we are able to release owner payments a lot sooner. We can generally deposit your payment within 5-7 days from the day your tenants makes payment.

With online portal you will have 24/7 access to your account. With your personal login information you will be able to have access to financial statements, maintenance requests, tenant communication log and much more!

We understand how important it is to keep accurate financial statements. Therefore, on a monthly basis you will receive an Owners Statement which will outline your income and expenses for that month. In addition you will also receive an end of year tax statement and 1099 to provide your CPA for your tax filing.

At American Pride we like to be proactive instead of reactive, that is why your property will have 3 inspections completed within a 12 month lease cycle. However our inspections don’t just consist of taking pictures and reporting back. Because of our investment in technology we are able to offer our clients recorded and live streamed property inspections.

What is Live Streaming? Live Streaming means that you are watching  in real time on your laptop, desktop, tablet or mobile device.

Why wait for photos and a report when you can be there with us as we complete our inspections no matter where you are. The best part is there is no additional charge for this.

You can rest assured that when you provide us the opportunity to lease your home out for you we will do so AGGRESSIVELY! Our marketing system allows us to market your home on over one hundred websites including Trulia and Zillow.

With access to a network of helpful and professional property managers and real estate agents we are able to show your home 7 days a week.

An electronic lockbox will also be installed on your home so that only a licensed real estate agent can gain entry to show your home to prospective renters.

Perhaps one of the most difficult tasks in renting a home is selecting the right tenant. With our very detailed screening process no stone is left unturned.

When processing a Rental Application here are the steps we take:

In the off chance that we have to evict a tenant, we are backed by an extremely professional real estate attorneys office that will handle the eviction from beginning to end, and in most cases can get the eviction completed within 4 weeks. They are also very reasonably priced.

Our lease packet is  extensive and thorough and was drafted in a way to cover both American Pride and the property owner. Our standard lease agreement and addendums have been drafted and approved by a  licensed Florida real estate attorney.

To ensure lease compliance, we complete file audits throughout the year to ensure that your tenants are complying with the terms and conditions of their lease. We do this by monitoring payment activity and completing property inspections. If we find that certain lease terms are not being adhered to we address those issues immediately via phone, email and written notice.

Rent is due on the 1st of each month and considered late after the 5th.

As mentioned earlier, we take a proactive approach in our business, therefore we send all of our tenants a reminder one week prior to the 1st which includes a statement that outlines their balance for the upcoming month.

Should your tenant default of their rent they are then placed into Default status and the collection process begins. Phone calls, emails, and written notices are all completed on the the 1st day rent becomes late. We then follow-up daily until either the 3 Day Notice to Pay Rent expires or until a pre-approved arrangement if fulfilled.

With a list of approved and insured vendors we have the ability to address any all all maintenance issues on your behalf at discounted rates.
